This application was for Listed Building Consent to convert an existing commercial unit into a retail unit, workshop and office space. 1a Coffee Yard is a Grade II listed building comprising a mid-19th century detached property of red brick construction in Flemish bond, punctuated with a combination of window styles at upper floor level with entrances doors and mixed style windows to the ground floor. It is located within the Central Historic Core Conservation Area.
The intention of the proposed works by the freeholder was to refurbish the basement area to allow the creation of a workshop/teaching area for a small sewing club/business, with the ground floor being divided into a small retail unit in the form of a maternity shop and office space, with the previous existing second entrance being reinstated to provide access to the small retail unit, with modest hanging signage above the retail unit. All external doors and windows were replaced with like-for-like units to restore the property to as close as possible to its original condition.
The works maintained the property’s existing external appearance so as to preserve the building’s original appearance. The importance of the listed status was recognised, and the listing was closely reviewed to ascertain the key features of the property that should be preserved.
